Why it costs what it costs

The parts you never see are the parts we argue about.

Flashing details, blocking behind fixings, how a wall meets a floor, whether a joist is packed or shimmed. None of it photographs well and all of it decides whether the finish still looks right in ten years.

It is also why our quotes are itemised. You can see exactly what you are paying for, compare it line by line against anyone else's, and ask us why a number is what it is.

How a job runs

Four stages, and you always know which one you are in.

    Site visit

    We come and look. An hour, usually. Nothing is quoted from photographs or over the telephone.

  2. 02

    Written scope & quote

    Itemised, with what is included and — just as important — what is not. Allowances are marked as allowances.

  3. 03

    Build

    A named site manager, a schedule you can see, and a short written update at the end of each week.

  4. 04

    Handover

    We walk the job with you and write the list ourselves. Nothing is invoiced as complete until that list is empty.

How we work

Four commitments, in writing.

These are the terms of how a Stonemill job runs. They are in the contract, not just on the website.

  1. A written scope before a deposit

    You get the full itemised scope and schedule before any money changes hands. If we cannot describe the work precisely, we are not ready to quote it.

  2. One person you can call

    A named site manager for the whole job. Not a rotating number, not a general office line, and not somebody who has to ring you back to find out what happened yesterday.

  3. The site is left clean daily

    Swept, materials stacked, walkways clear, and the driveway usable. It is your house and you are living in it.

  4. Payment tied to stages, not dates

    Each payment is released against work actually completed and inspected, not against a calendar. If a stage slips, the invoice slips with it.
